Grouting Services

Foundation Technologies grouting repairs are based on extensive experience with Florida's diverse terrain - a result in large part of settling soils caused by Florida sinkholes . We use grouting as part of the repair methodology when voids under your home's foundation need to be filled do to sinkhole activity.

Our Grout is a thick, cementitious mass which bonds within the soil matrix. We utilize grouting most effectively in soils that are of low density and can be consolidated and densified by volume reduction.

We achieve the best results within the weakest soil zones and the mass will be irregularly shaped - critical areas in a sinkhole's structure. Generally, there is a distinct interface between the soil and grout material.

Chemical Grouting

In some instances, Chemical Grouting is prescribed by the Engineer to stabilize the soils under the footer consolidating and densifying fill materials and sub-soil. We use chemical grouting to stabilize the smaller, "finger-like" cavities directly under the footer of the structure to provide stability.

Helical Piers

Not just another Helical pier. We use a tubular helical product. It is an extruded round shaft similar to oil field drill systems. Our product has a round, sleeved joint with a two bolt connection. This connection has proven to be superior to first generation technology which uses a square, single bolt connection.

All of our pier products are hot dipped galvanized for resistance to corrosion and to ensure long life.

In Florida, sinkholes are a problem. A sinkhole forms when land erodes. This occurs when underground water dissolves minerals in the ground. This creates a "buried hole". As a sinkhole grows it becomes large enough that the land on top caves in. Sinkholes are common in Floida because our land contains limestone. Limestone is soft and has water holes like a sponge. Florida sinkholes: The entire state of Florida sits on top of thousands of feet of limestone. Our Limestone base is a porous rock which can crack, break and dissolve. The most significant factor in the development of sinkholes is the dissolution of the limestone underlying Florida by acidic waters.

What happens? As water moves through the soil, it becomes more acidic as it reacts with living and decaying plant matter. When the water reaches the limestone base, it slowly begins to dissolve the rock and creates voids and cavities. The soil resting on top of the limestone then collapses or subsides and causes sinkholes.
