We’ve all seen and heard stories of sinkholes opening and compromising the integrity of homes and business throughout Florida. Sinkholes are a fact of life in Florida and Foundation Technologies is ready to help.

There are a number of theories behind the causes of sinkholes ranging from acid rain to pre-historic soil formations and even heavy rainfall events form tropical storms and hurricanes. Regardless of the source of the problem, there are solutions to your problem.

The typical soil profile in Florida has a layer of lime rock, usually between 30 and 60 feet. In some cases, there is a weakening in that layer that can best be described as “swiss cheese holes” in the lime stone. Much like a slow moving hourglass, soils migrate downward through these holes over time and depressions form causing building foundations stress and damage. Common signs of foundation stress include cracked walls, uneven floors and doors and windows that don’t close just right.

The most common solution for sinkhole remediation is compaction grouting. Simply put, the goal of compaction grouting is two-fold. The injection process begins with the installation of steel pipes around the perimeter of your home. Grout is then injected where the soil and limestone meet deep in the ground. The first step is to lay a “blanket” of grout around and under your home to seal off the weak areas in the lime stone. The next step is to gradually extract each pipe (one by one) while continuing the pump grout under pressure. The step will fill voids in the soil column and strengthen any weak zones that have previously formed deep in the soil column.

Another method of soil stabilization is chemical compaction grouting. Compaction grouting is a method where fast setting polyurethane foam is injected into loose soil. The foam expands rapidly forming balls or columns of dense structural foam. The expansion compacts the surrounding soils and increases the load-bearing capacity.
Compaction grouting can be applied to the following subsurface conditions: Sinking or settling structures, voids, sinkholes, loose or weak soils, poorly compact fills, collapsible soils, above or below water tables, and constricted areas.

Underpinnin is a foundation repair system that incorporates the use of steel pilings that are hydraulically advanced to load bearing strata (limerock or other dense subsurface soils). These pilings are load tested to insure proper installation and are then attached to the foundation. The weight of the structure is permanently and safely transferred to the underpins insuring that your biggest investment is secure for the future.

In some cases where traditional foundation repair system are not practical, we use helical pilings for structure stabilization. A helical pile consists of a helical plate on the lead section of the piling. This type of piling is screwed into the ground until it reaches refusal. Once the piling has been load tested, it is then attached to the foundation and the structure is permanenetly stabilized in place.

One of the newer innovations in sinkhole repair is chemical grouting which is usually done after the cement grouting has been completed. This involves the low pressure injection of expanding polyurethane in the upper 5 to 10 feet of the soil column. Chemical grout is designed to permeate, compact and densify the soils directly beneath your home.
