Slab Foundation: What You Need to Know

A slab foundation is a mixture of materials used to make concrete of four to six inches in thickness. The concrete is poured on the floor at the same time to ensure consistency. The edges of the slab are thicker for support and depending on the size of the house, you may need to reinforce the support system by using steel rods and tension cables.

If a slab foundation isn’t well-installed, it breaks or sinks. It is also prone to wear as time goes by, especially if the quality was not up to par. However, all these issues can be rectified using foundation technologies that ensure your concrete is repaired and safe.

Causes of Slab Foundation Damage

If there is earth settling or soil erosion, your slab is susceptible to breaking and sinking. Soil settling or shrinking occurs when water dries out from the soil. Alternatively, when the soil absorbs water, it expands. This fluctuating soil structure leads to shifts in the soil position under your slab, causing it to become damaged.

In addition, the growing roots of trees around the house can cause slab damage. Weather changes and poor drainage can also cause damages to the slab foundation. Nonetheless, foundation repair can be done to remove the cracks and return the slab to its original state.

As we have seen, the causes of slab damage are numerous and their severity varies. Therefore, if you see a crack on the floor, hire a slab foundation expert to examine the cause and recommend a solution. Let us look at some of those solutions.

Slab Jacking

This process involves chemical grouting in which a slab foundation expert pumps the grout beneath the plate. The process results in slab lifting to its original state, removing the sunken section in the house.

The cement grout is put through a hole in the concrete slab. Once the grout is in place, it solidifies. However, depending on the type and extent of damage on the slab, foundation technologies can either use soil, lime, cement, or a combinationa as grouting for repair. This ensures that the slab is firm enough and can withstand the elements that caused the damage.

After earth settles, your concrete moves downwards. To rectify this, foundation technologies use mechanical jacks to lift the settled slab and align it with the other areas. A footing and pier are placed below the plate for support. This also helps avoid further damage to the plate as repairs continue. The footing is designed to withstand variations of soil moisture. This protects the tile from future damages caused by soil expanding and contracting.

Building a New Foundation

Foundation repairing experts raise the house, support it with durable metal or wood, and then create a new slab foundation. It’s a process foundation experts strongly advise if the concrete is extremely damaged. However, foundation technologies are developing new and better concrete repair methods every day. It’s always better to consider all available options.

An ideal process of repairing a damaged slab starts by contracting a slab foundation expert to examine the level of slab damages. Overlooking certain aspects of the damage or repair process can lead to cracking, water infiltration, crumbling of the building, and many other hazards. It is, therefore, necessary to hire a reliable slab foundation expert that relies on the latest slab foundation technologies when repairing any slab damage.
